8/20/99 We are back in Cape Coral to work on the house and prepare it for renting. Although the house is in fairly good shape, there is a lot of work to do. Mostly cleaning and painting. Some of our frustration is the previous owner took curtains that were supposed to be included with the house, the microwave oven doesn't work, (it did work during the inspection prior to closing), the pool pump is leaking, and the waterfall at the pool wasn't cleaned out (full of algae).

8/25 Most of our time so far has been spent removing wallpaper and preparing the walls for painting. Susan has been cleaning all the closet inserts and the kitchen. We are also watching hurricane Dennis very closely

9/6 Bill is painting the great room. It is not as high as it looks; Bill is about 8 ft off the floor painting the wall inserts. They used to be a medium blue and now the walls and the insets are painted an off white in a satin enamel.

9/13 - We have had two potential renters look at the house. Either one would be excellent possibilities. The couple that looked at the house today do not have and children and he is a contractor. He offered to retile our blue bathroom, which is something we wanted to do. So, we'll see.

We dodged the bullet from hurricane Floyd and tropical storm (name?). Our dock did end up about a foot under water from the storm surge, but it was not a concern. We still had another 7 feet before it would have been close to the house.


5/21 When we arrived at my brother's house, our plan was to stay a couple of days and visit. However, this plan was modified due to our normal activity of looking at the local real estate market. Well, this market looks good and we found a house that will make a great investment for us. We needed to exchange our townhouse in Virginia and a lot we have in UT for rental property. The rental market is healthy in Florida, however if you know anyone interested in renting this property, please let us know.

It is located on a cull-de-sac, on a wide canal, with a swimming pool and a dock with a boat lift. So much for the important stuff. It also has 3 bedrooms, a den/office, a master suite, a large great room with vaulted ceiling, a wood burning fireplace, a good sized dining room, a fantastic kitchen with eating area, a huge amount of cabinets in the kitchen and hallway, 2 car garage, and a separate work room. In short, it has everything we could have designed into a house. It has 3398 air conditioned sq. feet and a total of 5428 sq. feet including the garage, pool and patio area and the entry way.

Now the rest of the story. It was built in 1986 and has the same appliances, colors, roofing, bathroom fixtures, etc. that it had when it was built. So we do have our work cut out for us. But, we also bought it for waaay under what a comparable house is selling for in the area.

It is located about 15 minutes by boat to the Caloosahatchee river and another 20 minutes to the Matlacha Pass. The area is a mix of newer and older homes and this house is the least expensive in the area. Nice investment position..
